15th March, 2022 NW3+ Market Update - Hampstead, Primrose Hill & Belsize Park
Market’s hot but tomorrow is not - Stock levels for houses are at an all-time low but don’t pull any faces because it feels like the wind is changing. We have seen a 353% increase in pitches on homes above £5m month on month with many planning to sell within 3-6 months, increasing supply. On the flip side, buyers have become more risk averse in conveyancing. In summary, if maximum profit is your goal, now may well be the time to leave the table and cash in your chips.
We expect that the shift to home working, the desire for private gardens, and very limited stock on the market will continue to drive house prices up in early 2022. However, rising interest rates may very well cool house price growth and transactions the second half of 2022 and in 2023.
