Questions to ask your agent to ensure they are on track – giving you the best chances in this market.



1. Understanding the Property and Buyer

  • Has your agent clearly identified your home’s unique selling features, including lifestyle factors and neighbourhood appeal?

  • Do the agents showing your house understand its history and the history of the area, and are they able to communicate it to potential buyers?

  • Have they told you which buyer segments they are targeting in their marketing, and why?

  • Have they provided a current local market report showing recent trends and buyer demand in your area?


2. Pricing Strategy

  • Did your agent provide a comparative market analysis (CMA) with evidence of recent comparable sales to support their suggested asking price?

  • Have they explained their pricing strategy and how it fits with current buyer behaviour?

  • If your home has been on the market for a while with little interest, have they revisited their pricing assumptions?


3. Preparing the Property for Sale

  • Before listing, did your agent advise you on how to present your property—cleaning, decluttering, touch-ups, staging, or virtual staging?

  • Have they made any recommendations based on viewing feedback since the property was listed?


4. Visual Assets & Presentation

  • Has your agent arranged for professional photography and videography that truly showcase your home?

  • Do you feel the media they've created compares favourably with the best listings you’ve seen?

  • Have they made a bespoke brochure that highlights what makes your home special, or does it look generic?



5. Digital Marketing

  • Where exactly has your property been listed—on portals, personal websites, or other platforms?

  • What steps are they taking to ensure your listing is highly visible to the right buyers online?

  • Do they have an Instagram account, and how many followers do they have? How does this compare with other local agents? Have they posted about your home?

    (This is a powerful channel to reach local buyers, who browse properties differently than they used to.)

  • Have they created targeted ads for platforms like Facebook, Instagram, Google, or LinkedIn?

  • Have they used retargeting (remarketing) campaigns to recapture interest from online viewers?

  • Do they use creative formats like single-property websites, reels, or interactive posts to engage buyers?

  • Have you asked your agent what digital campaigns they’ve launched to promote your property beyond the portals?


6. Traditional Media & Local Exposure

  • Has your agent explored traditional media such as magazines, newspapers, flyers, or radio to market your home?

  • Do they have a plan for print advertising or distribution within your neighbourhood?


7. Neighbourhood Marketing

  • Have they used hyper-local methods like branded signs, geo-targeted mailers, QR codes, or door-to-door flyers?

  • Are they leveraging buyer footfall in your area through creative local outreach?


8. Sphere & Agent Network Marketing

  • Has your agent shared your property with their full agent network and local business contacts?

  • Have they sent an email blast or newsletter to their database of buyers and sellers?

  • Have they listed it on a broker tour or caravan to build agent awareness?

  • How frequently do they provide you with seller updates, and what do those include?


9. Open Houses

  • Have they held open houses, virtual tours, or private appointment-only showings?

  • Did they follow up with attendees and provide insights or suggestions after each showing?


Questions if You Are Selecting an Agent


  • Can they show proof of selling similar homes for more than competitors, possibly even setting local records?

  • Can they provide references from their last 10 sellers?

  • Do they personally handle all viewings and buyer interactions, or do they delegate these to others?

  • Have they advised you whether now is the right time to sell—or would it be smarter to rent and wait for the market to improve?

  • Have they spoken you through how they will market the property differently from other agents, including the detail in the questions above?
